U.S. General Services Administration (GSA) Regions 1, 2, 3, 7, 8, and 11 – Davidson Brown supports Savills-Studley, Inc., GSA, and it’s tenant agencies as part of a nationwide real estate brokerage contract during the design, construction, and fit-out of office facilities across the country including the Caribbean. Davidson Brown has been actively working on this contract since 2007. Primary responsibilities include program oversight, evaluation and negotiation of tenant improvement costs, making recommendations to GSA on all design and construction contracts, overseeing design and construction, intervening as necessary to ensure that projects move forward, reviewing construction documents to ensure lease conformance, monitoring budget, tracking the schedule, and ensuring that projects run efficiently. Under this contract, Davidson Brown has worked on projects totaling over one million usable square feet, and millions of dollars in tenant improvement construction costs. U.S. Department of Homeland Security (DHS) – Nebraska Avenue Complex (NAC), – Davidson Brown provided project management on behalf of DHS on over 35 projects from 2006 – 2011. Projects totaled over $54 million and 117,000 square feet of space. The 32 buildings that make up the campus sit on a 39-acre site. One of the major challenges of this program was to take 1940’s vintage buildings with limited electrical and HVAC infrastructure and convert them to densely-occupied facilities within a secure 24/7 operational campus. Projects were a combination of interior renovation and new facility construction.

DHS Mount Weather, Bluemont, VADavidson Brown provided project management services for the interior renovation of spaces to provide Continuity of Operations (COOP) facilities.

DHS National Protection and Preparedness Directorate (NPPD), Arlington, VADavidson Brown provided project management services on behalf of DHS for the renovation of several geographically diverse locations for this technology driven DHS directorate. Buildings were located in Crystal City, Rosslyn, and Ballston and totaled over 285,000 square feet in six buildings. Projects totaled $35 million in design and construction costs.

DHS National Cyber-security and Communications Integration Center (NCCIC), Arlington, VADavidson Brown provided project management services on behalf of DHS for the renovation of approximately 13,000 square feet to create the NCCIC. The project included secure facilities and multiple secure classified level networks, multiple 20 foot long video display walls, and IT consoles with six computers and separate networks feeding each console. The project was completed under an extremely aggressive time frame and ribbon cutting occurred on schedule.
